Pace Pressure Washing Pros

When Is the Best Time of Year for Pressure Washing in Pace and Milton?

Short answer: For most homes in Pace, Milton, and Northwest Florida, the two best windows for professional pressure washing are late spring (April through early June) and early fall (October and November). Avoid the active hurricane window (late August through September) when you can — but don't put it off through a whole winter waiting for perfect conditions.

Here's the longer version with the reasoning behind each window.

Why Season Matters in Northwest Florida

Unlike most of the country, our climate keeps biological growth alive year-round. There's no truly “wrong” season — but there are seasons that produce better results, easier scheduling, and longer-lasting cleanliness.

  • Temperature. Most professional pressure washing chemicals work best between 50°F and 90°F.
  • Rain. Heavy rain immediately after a wash can rinse cleaning solutions too quickly.
  • Pollen. Washing during peak pollen season means you're cleaning a home that's about to get coated again.
  • Hurricane debris. Late summer storms drop leaves and biological matter onto roofs and gutters.

Late Spring: April through Early June

The sweet spot for most of our customers:

  1. Pollen season is wrapping up.
  2. Daytime highs in the 70s and low 80s — ideal for cleaning solutions.
  3. Moderate rainfall.
  4. Schedules are open before May fills up.

House washing and driveway cleaning both make sense in this window. Roof cleaning is also a strong call before hurricane season.

Early Fall: October and November

If you missed spring, this is your second-best shot:

  1. Hurricane debris cleanup window.
  2. Cooler temps still warm enough for cleaning solutions.
  3. Less surface buildup for the next 4–5 months.
  4. Holiday season prep.

Less Ideal: Late Summer (August–September)

Active hurricane season. We do book jobs but with caveats:

  • Track the tropical weather forecast.
  • Roof cleaning loses value if a storm hits within a week.
  • Heat indexes over 100°F can affect cleaning solution efficacy.

What About Winter?

Northwest Florida winters are mild — daytime highs typically 55°F to 70°F. We work year-round and can pressure wash in winter. The main caveats: mornings below 40°F we'll wait for the day to warm up, and we avoid washing right before a cold rain front.

Right Before Selling Your Home?

If you're putting your home on the Pace, Milton, or East Milton market, schedule a full exterior wash plus roof cleaning plus driveway cleaning two to four weeks before your first listing photos.
